We provide advice on mortgages from the whole of market, which means that we are not tied or restricted to any particular lender.  As well as the usual high street lenders we have relationships with private banks giving you a greater choice of lenders.

Employed applicants.

Although banks now use affordability calculations to establish a maximum mortgage amount they still generally cap borrowing to 4.5 times joint earnings and 5 times single earnings.  For certain borrowers we have been able to get to between 5.5 and 6 times earnings.  These can be further restricted the nearer to retirement you are.

 

Self Employed sole traders / Partners of LLP's.

Self employed sole traders or partners of LLP's use their net profit after tax as a basis for calculating borrowing.

Directors of Limited Company's.

Directors who do not draw down all of their retained profit can sometimes struggle to borrow the amount that truly reflects their income.  We are able to help as there are some lenders who will allow you to use your basic salary and share of net profit after corporation tax as the basis of affordability.
